Anchorkin is not a property management company. We do not manage bookings, calendars, pricing, guest communications, rental operations, or collect rent/guest funds.

Not a Home Inspection / Engineering Assessment
Anchorkin services are observational and non-invasive. We do not perform destructive testing, code compliance determinations, engineering evaluations, or specialized trade diagnostics. Our notes and photo documentation are not a substitute for licensed inspections or evaluations where required. If you need a formal inspection, engineering opinion, or trade diagnosis, you should consult an appropriately licensed professional.

No Warranty / No Guarantee
Conditions can change quickly, especially in coastal environments. While we strive to provide clear documentation and practical recommendations, we do not guarantee the discovery of all issues or the future performance of any system, component, or structure.

Third-Party Vendors
Owners maintain full decision-making authority. Any vendor recommendations are provided as a convenience only. Anchorkin does not control third-party vendors and is not responsible for their work, timing, pricing, warranties, or outcomes. Owners authorize and pay vendors directly.

Emergency Situations
Anchorkin is not an emergency response service and does not monitor properties 24/7. If you believe there is an urgent safety issue (fire, gas smell, active flooding, medical emergency), call 911 or the appropriate utility/emergency service immediately.

Service Agreement Controls
Where applicable, services are governed by a separate Service Agreement or Membership Agreement. If there is any conflict between this disclaimer and your signed agreement, the signed agreement controls.
